JAC’s client, a Japanese real estate developer, is looking for a Project Manager position.
Location: HCMC
    
Job Responsibilities
You will manage and lead all aspects of development works, including overall development management of new developments and existing assets across different sector classes ranging from commercial, retail, residential, industrial and logistics projects.

 

  • Independently lead the design and project management process from initial concept through authority submission, construction, completion, and handover.
  • Possess strong knowledge of authority submission processes and requirements, especially authorities in Vietnam.
  • Lead in-house design and cost estimation efforts during feasibility studies. Collaborate with key stakeholders to identify project risks and develop mitigation strategies. Ensure accountability for design efficiency, net lettable area (NLA), and cost effectiveness prior to project conversion.
  • Oversee the shortlisting and Pre-qualification of consultants, contractors, and vendors. Maintain a structured documentation and evaluation system for all parties involved.
  • Complying with all corporate DOA and procurement process, lead project team to manage procurement of consultants, contractors and vendors.
  • Drive the development of design concepts and options, including formulating design briefs that align with the company’s development strategy and project objectives.
  • Manage the design consultants and liaise with all relevant authorities for timely regulatory approval of projects. Coordinate with business units and stakeholders to obtain quality, design, time and costs alignment.
  • Manage the construction and contract administration. Work with team to forecast, track and monitor site progress, cost and delivery quality during construction stage to ensure timely completion and handover requirements.
  • Manage project schedule, progress, cost and quality, including changes to cost and time approved budget and targets.
  • Lead the project team in liaising and coordinating with internal business units, external business associates and consultants on all project matters.
  • Support company-wide initiatives including sustainability, buildability, green design, compliance and value engineering.
  • Accountable for the management of the project development process from inception to completion and ensure that at all times, cost, quality targets of the project are met.
  • Maintain full integrity and adopt zero tolerance on malpractices at all stages of project.

 

Job Requirements

  • Strong written and fluent spoken English skills.
  • A degree in Architecture or Project Management/Construction is preferred.
